What is a framing takeoff?
A framing takeoff is a detailed count of every piece of lumber, connector, and fastener needed to frame a building. It's pulled directly from your structural plans and formatted so you can order material without guessing.
What do I get with my takeoff?
Every package includes a wall framing schedule (stud counts by size), plate lineal footage, shearwall hardware matrix (connectors, holddowns, anchor bolts), fastener schedule, floor-level breakout, and an order-ready takeoff formatted for your supplier.
What plans do I need to submit?
Submit your full structural plan set as a PDF. At minimum we need floor plans and structural notes. Foundation plans, framing plans, shearwall schedules, and general notes improve accuracy. The more complete your set, the faster and more accurate your takeoff.
How long does it take?
We confirm your specific turnaround when we review your plans.
How does pricing work?
You submit plans, we review and confirm scope and pricing within 1 business day. We send a secure payment link via email. Work begins after payment. No surprises.
What are the add-on services?
Prefab Wall Panels (+$150), Floor Cassettes (+$150), Truss Packages (+$100), and Engineered Wood/EWP (+$100). Select the ones you need when you submit plans — we'll include them in your invoice.
What if my plans are unclear or missing information?
We flag anything ambiguous before you order. If dimensions are missing, details are unclear, or specs conflict, we'll note exactly what needs clarification. You'll never receive a takeoff with hidden assumptions.
What is Vectrai?
Vectrai is our proprietary plan-processing engine. It reads your structural drawings, extracts quantities by floor level, cross-references schedules, and flags anything that needs verification. Every takeoff is powered by Vectrai and reviewed by our team before delivery.
Do you work with architects and engineers or just framers?
Anyone who needs accurate framing quantities — framers, general contractors, lumber yards, builders, architects, and engineers. If you have structural plans and need a material count, we can help.
What file formats do you accept?
PDF is preferred. We also accept plan links from shared drives (Google Drive, Dropbox, etc.). If you have a different format, reach out and we'll work with you.
What areas do you serve?
We serve clients nationwide. Plans are processed digitally — location doesn't matter. We're based in Roseville, California.
